Your Small Home: 5 Big Reasons to Love It

Living in a small home has the benefits of lower insurance rates, less hassle, and less overall cost to own.

A small home packs plenty of perks, and generally means a lower asking price. But entry price is only one factor—they’re easier on the pocketbook in a host of ways.

1. Lower property taxes. Your small home will be charged at a lower tax rate than its larger neighbors because the assessed value generally is lower.

2. Lower property insurance. The smaller the house, generally the lower the insurance cost, although it also matters where you live and how your small house is constructed. A brick house in wildfire-prone southern California is likely to cost less to insure than a similar-size house with wood siding.

3. You’ll save on heating and cooling. That’s regardless of how energy efficient the house is. In fact, one study indicates that a poorly insulated, 1,500 sq. ft. house is at least $200 cheaper per year to heat and cool than a well-insulated house twice that size. The U.S. Energy Information Administration says homes of 2,000 sq. ft. to 2,500 sq. ft. use an average 102.3 million BTUs of fuel yearly—13% less than homes that are 1,000 square feet larger.

4. Save on major replacements. When you need to replace a major house component or system, you’ll be glad you’re living in a smaller home. For example: According to the Cost vs. Value Report from Remodeling Magazine, the national average for vinyl replacement siding is about $9 per sq. ft.

For a modest-size house (1,500 sq. ft. of living space) with 1,740 sq. ft. of exterior wall space, that’s $15,660. For a 2,500-sq.-ft. house, you’ll pay up to $10,000 more!

5. Easier maintenance. You’ll spend less time cutting those smaller lawns, cleaning gutters, washing windows, and the umpteen other chores that home ownership involves. Figure 16 windows and sliding glass doors on a home of 2,000 square feet or less would take about 10 hours to clean, inside and out, twice a year. Double the house size, and that’s roughly 20 hours spent with a squeegee and rag.

For-sale inventories shrink for fourth month in a row

Realtor.com: List prices holding steady or posting gains in two-thirds of markets....

Housing Inventory Declining

Inventories of homes, condos, townhouses and co-ops shrank for the fourth month in a row in August, falling 1.9 percent from July and 19 percent from a year ago, to 2.27 million, according to the latest numbers from Realtor.com.

Among the 146 markets most searched by Realtor.com users, the total number of listings increased from a year ago in only three: Denver, Colo. (up 53.8 percent), El Paso, Texas (up 6.3 percent) and Hartford, Conn. (up 2.2 percent).

Inventories were down by 10 percent or more from a year ago in 118 markets, including declines of nearly 50 percent in Miami, Orlando and Fort Myers.

Shrinking inventories signal a rise in demand.

 

When it Pays to Do it Yourself

Doing home improvement jobs yourself can be a smart way to save money, but choose the right DIY projects or you’ll end up paying dearly.

 

 

 

Why pay someone to do something you can do yourself? Because sometimes doing it yourself costs more than it saves.

More than 100,000 people injure themselves each year doing home improvement jobs. So add medical bills to your DYI budget, and you ending up spending the same, or more, than if you hired a pro.  

We’re not suggesting that you call a plumber each time you need to plunge a toilet. But think twice about what DYI might really cost you. Here’s how to decide.

Stick to routine maintenance for savings and safety

Seasonal home maintenance is ideal work for the weekend warrior because you can tackle these jobs when your schedule permits. Because these are routine maintenance projects, your savings will add up. Mowing your own lawn, for example, saves $55 to $65 a week for a half-acre lawn. The bigger the lot, the bigger the savings: with two acres, you’ll pocket around $150 per week.

When it pays:

  • Snow removal
  • Pruning shrubs
  • Painting fences
  • Fertilizing lawns
  • Replacing air conditioner filters

When it costs: Unless you have skill and experience on your side, stay off any ladder taller than six feet; according to the U.S. Consumer Product Safety Commission, emergency rooms are filled with people with ladder injuries. The same goes for operating power saws or attempting any major electrical work—it’s simply too risky if you don’t have the experience.


Become your own general contractor

If you’re more comfortable operating an iPhone than a circular saw, you could act as your own general contractor on some home improvement projects. That means you hire, schedule, and pay the carpenters, plumbers, and other tradesmen yourself. You’ll save 10% to 20% of the job cost, which is the contractor’s typical fee.

When it pays: If it’s a small job that requires only two or three subcontractors, and you have good relationships with top-quality professionals in those fields, consider DIY contracting.

When it costs: When you don’t have an established network of reliable workers, time to supervise, construction experience to spot problems, and the skill to negotiate disputes between subcontractors, your project and budget are at risk.


Invest sweat equity on big jobs

Contribute your own labor to big jobs being handled by a professional crew and cut hundreds, even thousands, off construction costs. For instance, tear out kitchen cabinets and appliances before the contractor gets started, and you might knock $800 off the cost of your remodel. Make sure you negotiate cost savings with your contractor before pitching in.

When it pays: Jobs that are labor-intensive but require relatively little skill make perfect sweat equity jobs. Perform minor interior demolition, such as pulling up old flooring, daily job site cleanup, product assembly, and simple landscaping.

When it costs: If you get in the crew’s way, you may slow them down far more than you help. Make your contributions when the workers aren’t around; mornings before they arrive, or nights and weekends after they’ve left.



Add finishing touches

Unlike the early phases of a construction job—which require skilled labor to frame walls, install plumbing pipes, and run wires—many finishing touches are comparatively simple and DIY-friendly. If you paint a basement remodel yourself, for instance, you can save up to $1,800.

When it pays: If you have skill, patience, or an experienced friend to teach you, setting tile, laying flooring, painting walls, and installing trim are good DIY jobs.

When it costs: The downside to attempting your own finish work is that the results are very visible. Hammer dents in woodwork, or sander ruts in hardwood floors will annoy you every time you see them. So unless you have a sure eye and a steady hand, don’t perform the tasks that only a skilled tradesperson will get right.

1. Don't remove things from your house you don't recognize -- it may be important.

2. Do allow for waste or error when buying material -- always get an extra 10 percent.

3. Do be prepared for what's behind the drywall or plaster.

4. Don't mess with structural framing without an engineer.

5. Don't believe that hard work will make up for knowing what you're doing.

Cost: $250 to $500. Add $1,700 for professional installation; custom closet systems start at $1,000 and may climb to $30,000 for premium woods and all the bells and whistles.

Open shelves: Rather than keep your belongings undercover, line the space beneath your staircase with built-in shelves that provide access from the side of the stairs. Use wicker baskets or canvas bins to corral smaller items.
