We hosted a few open houses this past weekend and noticed the market was bustling with activity.  Buyers were out shopping in all price ranges.  The young family, single professional, empty nester and growing families were all dipping their toe in the market. 

Just between February 2012 and March 2012 the market experienced a 34% jump in home sales.  It’s no wonder we’re experiencing so many busy open houses! Buyers are getting off the fence and buying up homes.

This trend is having a big impact on the market.  We’re experiencing a decrease in the number of homes for sale, down 12.6% in the last year, while buyers are increasing their purchases by 16.3 % over the same time period.  The average sold price has increased by 7.7%.

As a buyer it means it’s time to tweak your strategy.  First, when a new listing enters the market, get serious about it.  If the house is priced correctly and in good condition, it may not last long.  Be prepared to take action so you don’t lose it.  Second, when you make your offer, know your numbers.  Homes in Springfield MO are selling for 96% of the listing price (or asking price).  Low balling because you think we’re still in a buyer’s market is not the way to go.  Ask your Realtor to run a report so you can see exactly what homes are selling for in your area over the last 3 months.

Attention all prospective sellers: please put your home on the market!  Inventory is decreasing in Springfield MO.  Contact a Realtor to discover what price point will result in your home sale.  Align your expectations correctly to the market.  Two things I strongly suggest you think about.  First, buyers expect your home to be in great condition.  Buyers watch so much HGTV that they honestly believe all homes are staged.  Do your best to freshen up the house to prepare it for showing.  Second, know it may take 90 -100 days to sell your home.  I’m seeing the good ones sell in fewer than 30 days, but the average number of days a home is on the market in Springfield MO is still 100.   

No one has a crystal ball but the local bankers and mortgage lenders in town continue to report mortgage rates will start to increase in the near future.  That’s not necessarily a bad thing.  A slight increase in mortgage rates will urge buyers off the fence and into the buying market.  That’s good news for the sellers and the economy!

Bowl for kids is a great event to raise money for Springfield community kids.  Get involved by forming a team of five people and raise a minimum of $250 for Big Brothers Big Sisters.

Missouri State University will be hosting a Valentines Concert at the Juanita Hammons Hall for the Performing Arts on February 14, 2012.  Concert begins at 7:30 pm.  Admission is FREE!  The concert is open to the public. 

Enjoy the Missouri State University Symphony Orchestra who will be performing romantic music perfect for Valentine’s Day.  Randy Hamm, MSU Jazz Studies Director, will also be performing his own arrangement of romantic ballads.

SERTOMA CHILI COOKOFF hosts its 31st annual party on February 18, 2012 from 11 am to 5 pm. 

Purchase tickets online or in person by shopping at Casey’s General Store, Dillons or HyVee.  Tickets can be purchased for $12.00.  The SERTOMA CHILI COOKOFF is located at the Springfield Expo Center.  Eat chili from over 110 competitors! 

Take time to listen to some of the great bands entertaining this year.  Sertoma Chili Cook off hosts some of the most popular bands in the area. Bands include Full Circle, Airwalk, Jakebrakers, Sock Monkey, Cole Porter, Hillbenders, Big Smith, Trash Angels and Machine Gun Symphony. 

All benefits support the Springfield Boys and Girls Club.

Another great way to benefit local charities is to participate in the Annual High Stakes Chili on February 16, 2012 at 6 pm. Join in for a night of food, friends and games.

The 2^nd Annual High Stakes Chili will include traditional casino games, slot machines, black jack tables, craps tables, and a Texas Hold ‘Em Tournament.  Seating is limited and pre-registration is recommended.

Tickets for the High Stakes Chili are $25.00 for games and eats. This includes $100 in play money and appetizer buffet.  For an additional $25.00 donation attendees can enter the Texas Hold ‘Em Tournament.

Annual High Stakes Chili will be located this year at 319 Event Center on Walnut downtown.  

The High Stakes Chili supports several local children charities.  Charities include Lost & Found relief center, CASA, The Child Advocacy Center, Children’s Smile Center, Good Samaritan Boys Ranch and Champion Athletes of the Ozarks.     

Springfield Missouri will celebrate Dr. Martin Luther King Jr. Day. The Dr. Martin Luther King Jr. March and Celebration will begin at 9:30 am at the Mediacom Center.  A celebration will follow at Drury University, Clara Thompson Hall at 10 AM. 

Dr Martin Luther King Jr. is best known for being a Baptist minister and social activist who led the civil rights movement in the United States from the mid-1950s until his death by assassination in 1968. He is still today an inspiration.  Come celebrate his life and honor his work at this year’s march in Springfield, MO.  .

I bumped into a couple I know today. They know we’re Springfield real estate agents and asked about listing their home. They were struggling with the timing. Do they list now or wait until the spring?
 
Traditional thinking is that the March-April timeframe is the best time to list a home. Since there are lots of buyers out looking, it’s a good time to be listed. While I agree with the basic thought, off-season listing can be more effective.
 
While there are not as many buyers out looking this time of year, the inventory of homes also drops dramatically. Sellers are pulling their homes from the market for the holidays with the intention of putting them back on in the spring.
 
New listings in the off-season have less competition and while there are fewer buyers, those who are out looking are usually serious about buying a home.
 
Think of it as Economics 101. While demand is lower, the supply of available homes is also down. Many of the listings that are on the market are vacant or distressed. You can take advantage of this by making sure your home is properly staged and show-ready. You only get one chance to make that first impression.
